Do I need to instruct an architect?
Depending on the complexity of the proposed works, architectural design services may be required for your renovation project. However, as a vertically integrated company providing fully managed design & build services, Black Olive Construction deliver complete design solutions to support our building activities. This may include architectural services, structural engineering, planning applications, interior and landscaping design, and specifications as needed to achieve your brief. In other words, you don’t need to instruct anyone except us.
Whose job is it to obtain planning permission?
Planning permission is often not needed as long as the proposed building works fall under Permitted Development Rights; your local planning authority will be able to confirm this. However, these rights do not apply to leasehold properties (typically flats and maisonettes but also some houses), homes in Conservation Areas and designated listed buildings. Planning consent is also typically required for major structural alterations and large-scale developments. As a provider of fully project managed design & build services in Brighton, we will be liaising with local planning officers and apply for the necessary consents on your behalf.
Which contractors and tradespeople do you use?
Your dedicated in-house project manager will organise, monitor and liaise with all the key contractors required for your home improvement project. This includes groundworks and civil engineering, masonry, carpentry, roofing, plumbing and electrics, plastering joinery and decorations as well as any additional contractors for specialist installations.
